Don't let cell phone pics or subpar photography cost you money.

It pays for Airbnb and VRBO owners to invest in a professional. Our services have been proven to increase cabin rental sales by 25%+ and enable cabin owners to raise their nightly rates.

You've paid your deposit and scheduled your photoshoot...now what?  While you wait for your big day, here's a handy list of things you can do to prepare your property for picture day!

Remember, if you do the preparation, we can spend more time capturing images. Outside of the obvious, deep cleaning and decluttering, here is a handy guide to make sure you’re ready for your photo shoot, room by room. My #1 tip applies to the whole house - make your place shine with windows that are clean and sparkly, they photograph SO much better! Scroll to the bottom for a printable checklist.

Exterior

  • Place trash cans in garage or out of site.
  • Remove grill cover
  • Arrange patio furniture
  • Remove hot tub cover (right before appointment)
  • Have firewood in firepit, ready to go

Kitchen

  • Stage coffee bar - the more Instagram-worthy, the better!
  • Hide dish soap, sponges, hand sanitizer
  • Hide trash can
  • Open blinds
  • Stage bottle of wine and glasses (we can use them outside as well)

Bedrooms

  • Open blinds
  • Iron and de-wrinkle bedding and curtains
  • Replace burned-out light bulbs with the same color temperature

Bathrooms

  • Iron and de-wrinkle shower curtain
  • Hide trash can, hand soap, air freshener, and laminated instruction sheets
  • Replace burned-out light bulbs with the same color temperature
  • Close those toilet seats!

Living Room

  • Open blinds
  • Replace burned-out light bulbs with the same color temperature
  • Hide remotes and power cords

Highlight Unique Features

Do you have a pool or game room? Make sure these features are staged and ready to go for us. It’s important to use this opportunity to show potential guests what your home has to offer.

But Don’t Overstage

The goal is to meet and exceed expectations. Avoid creating an unrealistic portrayal of your home. It’s important to meet guests’ standards when they arrive at your Airbnb. Therefore, don’t declutter too or change too many things from your home to add them back later.

Additionally, don’t take images of amenities such as an espresso machine if you won’t offer one to guests. Although it is important to take photos that will attract guests to your home, don’t make it unrealistic.

Last But Not Least

Why are they visiting your area? Are there any popular destinations or restaurants around? Make sure to let us know beforehand if you'd like to add any photos of those as well. It is important for potential guests to know what the area has to offer.

You got this! With a little effort and thought, your upfront investment in top-notch photography along with ongoing marketing efforts will pay you back for years to come!
